How long does it take to dry a flooded basement?

Three to five days for most residential basements. Concrete, hardwood and plaster take longer. The readings decide it, not the calendar.

The important part is what dry means. A floor that feels dry underfoot can sit on a subfloor that is still saturated.

What the equipment is actually doing

Air movers push high-velocity air across wet surfaces so moisture evaporates into the air. Dehumidifiers then pull that moisture out of the air so it does not simply settle somewhere else in the building.

One without the other does not work. Fans alone move wet air around. A dehumidifier alone cannot pull moisture out of materials fast enough.

Why three to five days

Most residential losses involve drywall, framing, subfloor and underlay, and those release moisture at a predictable rate under the right conditions. Concrete and hardwood hold moisture far longer and can take a week or more.

Cavity drying inside wall assemblies also adds time, because the air has to be delivered into a space that was never designed to be ventilated.

How we know when it is dry

We take a reading from an unaffected area of the same material elsewhere in the building, and that becomes the benchmark. The affected material is dried until it reaches that reading.

Readings are taken daily and written down. That log is what tells us the equipment can come out, and it is what an adjuster expects to see attached to the claim.

What makes it take longer

A late start. Materials left in place that should have been removed. Sealed assemblies with no airflow. High outdoor humidity. Insufficient dehumidification for the volume of the space.

And the most common one: equipment removed early because the floor looked dry.

Can I speed it up

Keep the equipment running, including overnight. Keep windows shut, because on a humid day outdoor air makes it worse rather than better. Keep interior doors open so the dehumidifier serves the whole space.

Do not turn the equipment off because of the noise. Every hour it is off adds more than an hour back.
