How much does mould removal cost in Toronto?

These are planning ranges from GTA jobs, not a quote. The price depends mostly on how much material has to come out and whether the area needs full containment, and nobody can know that without seeing it.

If the mould came from a sudden covered water loss, your insurer may pay and you may owe only your deductible.

Typical ranges in the GTA

Mould inspection and testing: roughly $350 to $900.

Small bathroom, bedroom or drywall areas: roughly $500 to $5,000.

Kitchen mould from a leak under the sink or behind an appliance: roughly $800 to $7,000.

Cold room or cold cellar: roughly $900 to $6,000, plus porch slab repair if that is the source.

Basement mould: roughly $1,500 to $10,000.

Attic mould: roughly $1,800 to $9,000, including ventilation corrections.

Crawlspace mould with a new vapour barrier: roughly $1,500 to $12,000.

What moves the number

The size of the affected area, and whether the growth is only on the surface or has gone into drywall, insulation or framing. Porous materials that are affected through have to be removed, not cleaned.

Containment. Anything beyond a small patch needs plastic sheeting, negative air and HEPA filtration so spores do not spread through the house while the work is done.

Access, such as attics, crawlspaces and finished basements. And whether the source has to be fixed at the same time: a leak, a porch slab, a bathroom fan venting into the attic.

Does insurance pay for mould removal?

Mould that follows a sudden, covered event, such as a burst pipe or a failed supply line, is often part of that claim. Mould that builds up slowly from humidity, condensation or a long-running leak is usually excluded.

Check your policy wording, and call your insurer or us before you start removing anything, because photographs of the damage as found help the claim.

Where people waste money

Painting over mould, which hides it for a few weeks. Removing the growth without fixing the moisture, so it comes back and gets paid for twice. Using bleach on drywall or wood. And paying for air testing when the mould is plainly visible, because testing does not change how visible mould is removed.

Questions

Common questions

How much does mould removal cost in Toronto?

Most residential jobs in the GTA fall between about $500 and $10,000. Small bathroom or bedroom areas sit at the low end; basements, attics and crawlspaces at the higher end.

Why can you not quote over the phone?

Because the cost depends on how far the mould has gone into the materials, which has to be measured on site.

Is mould testing worth paying for?

When the mould is hidden, when someone is unwell, or to verify a job is finished. Not to identify mould you can already see.

Every hour it sits, more of your home gets damaged

Water reaches drywall and subfloor within hours, and mould can establish inside a day. Call and we will get someone moving.
