How fast does mould grow after water damage?

Mould can begin to establish between 24 and 48 hours after building materials get wet, and it keeps spreading until the moisture source is fixed and the materials are dried to standard.

That is the whole reason restoration work is urgent. It is not the water that turns a modest loss into an expensive one. It is what grows in the drywall and subfloor afterwards.

The timeline

Within minutes, water spreads across flooring and begins wicking up drywall. Within hours it is into the subfloor, insulation and wall cavities, and the humidity in the room rises sharply.

Between 24 and 48 hours, mould can begin to establish on wet organic materials. Between a few days and a week, growth becomes visible and the musty smell appears. Past a week, it is usually into materials that have to be removed rather than cleaned.

What mould needs

Three things: moisture, an organic material to feed on, and time. Drywall paper, wood framing, insulation backing, carpet underlay and stored cardboard are all food. Take away the moisture and the rest does not matter.

Temperature matters less than people expect. A cool basement slows growth but does not prevent it.

Why drying properly is the whole answer

Surface drying is not drying. A floor can read dry at the surface while the subfloor beneath it is still saturated, and a wall can look fine while the cavity behind it holds water.

Proper structural drying means moisture readings taken daily and compared against an unaffected reference area of the same material, with the equipment staying until the readings meet that benchmark. That is what dry standard means.

What makes it worse

Closing the wall back up before the cavity is dry. Running a household dehumidifier and assuming that is enough. Laying new flooring over a subfloor that was never tested. Painting over a stain instead of finding the water.

And scrubbing visible growth with bleach, which takes the stain off the surface and leaves the growth in the material underneath.

What it means for your claim

Insurers generally cover mould that results directly from a sudden covered loss and was dealt with promptly. Mould from a loss that was left, or from long-term seepage, is commonly excluded.

In practice, the difference between a covered claim and an excluded one is often whether somebody acted on day one.
