Bathroom mould comes in two very different kinds. Black spots on the caulking and grout are surface growth from steam that never leaves the room. Mould behind the tile, under the tub or inside the wall is a leak, and it is the one that costs money.

We start by testing moisture behind the surfaces so you know which one you have. Surface growth is a cleaning and ventilation job. A hidden leak means opening the wall, drying or replacing what is wet, and rebuilding it properly waterproofed.

That is the evidence an adjuster needs to approve the work without arguing about it.

We bill your insurer directly. In most cases the only money you hand over is your deductible, which on Ontario policies commonly sits between $500 and $2,500.

Which losses are covered depends entirely on where the water came from. A burst pipe or a failed appliance is normally covered under a standard policy. Water coming up through a floor drain is sewer backup, which is almost always a separate endorsement you have to have purchased. Water entering from outside during heavy rain is overland flood, which is another endorsement again. A single storm can produce all three at once, which is why adjusters care so much about the source.

Common questions

Why does my bathroom keep getting mouldy?

Usually because the steam from showers has nowhere to go. An exhaust fan that is too small, not run long enough, or vented into the attic instead of outside is the most common reason.

Can I clean bathroom mould myself?

Small surface spots on tile, grout and caulking, yes. Mould that keeps returning, covers a large area or is on or behind drywall needs the source found first.

Do you need to remove the tiles?

Only if testing shows moisture behind them. We check before we open anything.

Is it covered by insurance?

A sudden leak from a pipe or valve often is, and the resulting mould can form part of that claim. Gradual seepage and condensation usually are not.
