What does water damage restoration cost in Toronto?
Most companies will not put a number on a page. Here are ours, with the factors that move them.
These are ranges for planning, not a quote. The only honest quote comes after somebody has seen the property, because the variable that matters most is how much material has to be removed.
Typical ranges in the GTA
Emergency water extraction on its own: roughly $800 to $5,000 depending on volume and access.
Flooded basement cleanup including drying: roughly $2,500 to $15,000.
Sewer backup cleanup: roughly $3,000 to $18,000, higher because contaminated porous material has to be removed rather than dried.
Mould removal: roughly $1,500 to $12,000 depending on area and whether containment and negative air are required.
Mould inspection and testing: roughly $350 to $900.
Reconstruction after the drying: roughly $3,000 to $40,000 depending on finishes.
What moves the number
The volume of water and how far it spread. The category of water, because clean water can often be dried in place while sewage cannot. How long it sat before anyone started, which is the single biggest factor within your control.
Whether flooring, drywall and insulation can be dried or have to be removed. The finishes involved, since a basement with a second kitchen and a bathroom carries far more scope than an unfinished one. Access, particularly in below-grade and high-rise work.
What you actually pay
If the loss is covered by your insurer, you generally pay your deductible and nothing else. Ontario deductibles on water claims commonly sit between $500 and $2,500.
We bill your insurer directly, which means the gross cost of the job and the amount you personally pay are usually very different numbers.
Where people waste money
Waiting until the morning. Drying a property that was never properly extracted. Paying twice because the first contractor dried it and left, and a second was needed for the rebuild. Replacing flooring over a subfloor nobody tested.
And skipping the moisture documentation, which is what makes an adjuster question the scope later.

Why will nobody quote over the phone?
Because the cost is driven by how much material has to come out, and that cannot be assessed without moisture readings. Anyone quoting a firm price over the phone is guessing.
Is water damage restoration cheaper if I act quickly?
Substantially. Extraction is the cheapest part of the job and every hour of delay moves material from the dry-in-place column to the remove-and-replace column.
