Drywall is gypsum wrapped in paper, and the paper is food for mould. Once growth is in the paper or the drywall has been wet through, it cannot be cleaned reliably. It has to be cut out.
What you see on the face is usually the smaller part. The back of the board, the insulation in the cavity and the bottom plate are where water sits, so we open the wall past the visible growth and check the cavity before anything is closed up.

How the insurance side works

We bill your insurer directly. In most cases the only money you hand over is your deductible, which on Ontario policies commonly sits between $500 and $2,500.
Which losses are covered depends entirely on where the water came from. A burst pipe or a failed appliance is normally covered under a standard policy. Water coming up through a floor drain is sewer backup, which is almost always a separate endorsement you have to have purchased. Water entering from outside during heavy rain is overland flood, which is another endorsement again. A single storm can produce all three at once, which is why adjusters care so much about the source.

Common questions
Can I just paint over mould on drywall?
No. Paint, including mould-resistant paint, covers it without killing what is in the paper. It comes back through.
How much drywall has to come out?
Enough to get past the growth and the wet material, which moisture readings tell us. After a flood the usual approach is a straight cut above the water line.
Can wet drywall be dried instead of replaced?
Clean water caught quickly, yes, often. Drywall that has grown mould, or was soaked with sewage or flood water, should be replaced.
Do you rebuild the wall?
Yes. Our reconstruction team closes it up once the cavity is confirmed dry, so you deal with one company.
