We bill your insurer directly. In most cases the only money you hand over is your deductible, which on Ontario policies commonly sits between $500 and $2,500.
Which losses are covered depends entirely on where the water came from. A burst pipe or a failed appliance is normally covered under a standard policy. Water coming up through a floor drain is sewer backup, which is almost always a separate endorsement you have to have purchased. Water entering from outside during heavy rain is overland flood, which is another endorsement again. A single storm can produce all three at once, which is why adjusters care so much about the source.

Common questions
Why do Markham basements depend on the sump pump?
Much of the newer subdivision housing has basements below the local water table, with a weeping tile system feeding a sump pit. If the pump fails or the power goes out during a storm, water has nowhere to go.
Do you serve Unionville and the heritage homes?
Yes. Older Unionville properties need a different approach, particularly around stone and rubble foundations, and we treat them accordingly.
How do I know if I have asbestos?
You cannot tell by looking. It has to be sampled and analysed by a laboratory. If a building predates 1990 and you are planning to disturb the material, test first.
Is vermiculite insulation always asbestos?
Not always, but a large share of vermiculite sold in Canada came from a mine with naturally occurring asbestos contamination. It should be treated as containing asbestos until testing shows otherwise, and left undisturbed in the meantime.
What will asbestos removal cost me?
It depends entirely on whether the work is classed Type 1, Type 2 or Type 3 under Ontario Regulation 278/05, and that is decided by laboratory testing rather than a guess. We test first, then quote against a defined scope. Where asbestos is uncovered during a covered water loss, the removal often forms part of that claim.
Is asbestos removal covered by insurance?
Usually only where it forms part of a covered loss, for example when a flood requires removal of material that turns out to contain asbestos. Removal for renovation is normally an owner cost.
