Which losses are covered depends entirely on where the water came from. A burst pipe or a failed appliance is normally covered under a standard policy. Water coming up through a floor drain is sewer backup, which is almost always a separate endorsement you have to have purchased. Water entering from outside during heavy rain is overland flood, which is another endorsement again. A single storm can produce all three at once, which is why adjusters care so much about the source.

Common questions
My finished basement flooded. Does the second kitchen complicate it?
It adds scope. Cabinetry, an island, tiled floors and a bathroom all have to be assessed separately, and cabinet kick spaces hold water that is easy to miss. We check them as a matter of course.
How fast can you reach Woodbridge or Kleinburg?
We run to Vaughan daily. Woodbridge and Maple are usually within 45 minutes; Kleinburg a little longer depending on the time of day.
Where is my water shut-off valve?
In most GTA homes it is in the basement on the wall facing the street, near where the service pipe enters. Turn it clockwise until it stops. If you cannot find it or it will not turn, call us and we will talk you through it.
Is a burst pipe covered by insurance?
Usually yes. Sudden and accidental escape of water from plumbing is covered under a standard Ontario homeowner policy. Damage from a leak that was gradual and ongoing is often excluded, which is why documenting the burst matters.
Why are my pipes freezing?
Pipes in exterior walls, unheated crawlspaces, garages and attics are the usual casualties, and it takes sustained cold rather than one cold night. Keeping a trickle running and opening cabinet doors on exterior walls helps during a deep freeze.
Water came through my ceiling from the unit above. What now?
Report it to your property manager and your insurer straight away, and photograph it before anything is cleaned. We work on both sides of that kind of loss and can document the path of the water for both claims.
