We bill your insurer directly. In most cases the only money you hand over is your deductible, which on Ontario policies commonly sits between $500 and $2,500.

Which losses are covered depends entirely on where the water came from. A burst pipe or a failed appliance is normally covered under a standard policy. Water coming up through a floor drain is sewer backup, which is almost always a separate endorsement you have to have purchased. Water entering from outside during heavy rain is overland flood, which is another endorsement again. A single storm can produce all three at once, which is why adjusters care so much about the source.

Do you work in downtown condo buildings?

Yes, and it is a large share of what we do downtown. We coordinate with concierge and property management, protect the common elements and document each affected unit separately for its own insurer.

My Victorian semi has a dug-out basement. Does that change things?

It often does. Underpinned and benched basements behave differently when they take on water, and the waterproofing detail at the footing matters. We will tell you what we find rather than guess.

Do you do the repairs or just the drying?

Both. The same crew handles the mitigation and the reconstruction, which means one contract, one claim and nobody to chase.

Will my insurance pay for the rebuild?

If the loss is covered, the repairs are part of it. We price to the scope adjusters work from, which is what keeps the claim moving.

Can I upgrade finishes during the repair?

Yes. Your insurer pays to restore what was there, and if you want to upgrade you pay the difference. We will set that out clearly before we start.

How long does the rebuild take?

A basement rebuild after a flood is typically two to four weeks depending on the scope, materials and permit requirements. We give you a schedule before work starts.
